Buying a new home in 2018
I want to talk about when is a good time to buying a new home in 2018 or pretty much any year for that matter.
I want to do this buying a new home article because I get a lot of buyers it asked me when’s a good time to buy a home is the summer a good time to buy a home is spring a good time to buy a home is the winner a good time to this buying a new home and first off let me say this if it’s a seller’s market it’s always a good time to buy a home because the prices are just going up but that’s not what.
I’m going to talk about I want to basically go through the months of the year and tell you the best time to buy a home now it’s predominantly where I am right now in December a really good time to buy a home because if you go from December 20th around January 10th 15th that’s the slowest time of the year I’ve personally bought in a home Christmas Eve because I know how slow it is during that time period sellers are not getting as many showings they’re not getting as many offers the but they’re not accepting as many offers so it’s just a really good time to buy now if you look at the statistics there’s always a lot of home sales in December because builders and buyers are making a push builders want to get the homes off the market off the up their books before the 1st of January and buyers want to get get the home sold so they could have their so they can have their exemption.
So anyhow you want it you want to look at it is that sold it doesn’t apply to what’s going on in the market so January 15th is usually when it starts picking up buyer starting to think about looking at homes.
I think buying a new home before that they just have the holiday hangovers so they start thinking about it by February most most of them are out there looking and the market starts to pick up by March it’s in full swing March is almost unfortunately every single year the busiest time of the year I have because people start looking to buy homes for the summer so March is a really good mud April’s a really good month but around the April 15th the tax time maybe April 15th the week before that ten days before that it starts to slow down.
If you’re in a price range of the median price and below if it’s in the higher price range the luxury price range really doesn’t have a effect and then we go into May which is a really good month it’s always a really good month June is slow our June is slow.
It’s really because our school lets out in May so it happens about a week before school lets out maybe four days until around two weeks after the school’s letting out it’s really slow because grandparents relatives are coming in for graduations and people are going away after graduation so it’s pretty slow and then you have the middle of June it really starts to pick up again.
July is a really busy month August overall is a really busy month that will buying a new home slow down about a week before school going back in just because everybody’s getting ready for school and then it will start to
pick up again in September is a pretty good month it’s usually pretty good and then October you start to see things really slow down in October when you start getting a little closer to the end of October near Halloween things start really slowing down in the November’s really slow because daylight savings times happen and people just don’t want to look at homes when it’s dark they’re pretty much looking at homes on the weekend so it’s going to be pretty slow plus they have family members coming in for the holiday etc.
Then December’s a very slow month again when you get closer to Christmas and I had a client that listed their home and the beginning December and the first fire that walked in the home bought it so it does happen but overall buying a new home in December is really slow and the closer you get to Christmas I would say probably be 18th the 20th it’s just it’s almost dead there’s like nothing goes on so it’s just very slow so those are good times to buy a home I purchased a home I wrote a contract once with a builder the December 24th I it was a good deal I knew no one else was going to do it so I did it buying a new home so it’s a really good time right now to get out there and buy homes because when it gets busy you’re just going to be competing as a buyer with other buyers and if it is a seller’s market you’re in whether you’re in California which is a seller’s market which means a low inventory prices are increasing if you’re in the seller’s market prices are going up because there is low inventory so I hope this helps you.
